The lack of game footage in the trailer, combined with the total lack of any other information on the game, would cast into speculation whether this game had ever entered the production stage at all.
There was no in-game footage or anything of the like in the trailer. The nature of the trailer may suggest that surface invasion would have been a feature of Dungeon Keeper 3. The trailer showed the Horned Reaper, a prominent creature from the previous two games, walking outside onto the surface world (which had never been shown or explored in the previous games), and a few foreboding messages appeared. Little is actually known about the game pre-cancellation, other than a small trailer in the extras section of its prequel, Dungeon Keeper 2.
